Few dairy farms are coming to market, particularly in Canterbury, as demand for rural property stays strong.
Bayleys Valuation registered valuer Geoff Beaumont says it comes back to supply and demand. “A lot of it comes to your supply and demand, basic economics, really,” he says.
He says banks wanting to lend to the agri sector have put a lot of money into the economy.
He says many valuations are for mortgage security, as owners strengthen their balance sheets to buy more property.
He says rural valuations have more variables than residential ones, with dairy farm sales across Canterbury needing adjustment to compare.
He says a conversion needs an effluent consent, a nitrogen allowance and irrigation scheme approval before the building starts.
Bayleys Valuation is independent of Bayleys Real Estate.
