Northland’s rural property market has posted record per-hectare sale values over the past six months, even though winter has seen low transaction numbers.

Bayleys Northland country manager Tony Grindle says farmers used strong commodity prices to bank capital gains rather than list. 

“The sun was shining, as they say,” he says. 

He expects a strong pipeline of property to reach the market from spring, becoming apparent from September and October.

He says dairy-to-avocado conversions seen elsewhere in Northland have not extended further, with kiwifruit the stronger performer.

“Avocado at the moment, it’s in a period where it’s being challenged, but it hasn’t impacted on dairy in the slightest.”

He says dairy land values have held between $18,000 and $23,000 a hectare for a dozen years.
